Main Duties and Responsibilities:
- Cost Planning & Estimation Support: Assist in the preparation of detailed cost plans, estimates, and budgets for various project stages (feasibility, concept, design development, construction).
- Measurement & Take-offs: Conduct accurate measurement and quantity take-offs from architectural, structural, and MPE drawings and specifications using industry-standard methods.
Procurement & Tendering Support:
- Assist in preparing tender documents, bills of quantities, and scope of works.
- Support the tender analysis process, including reviewing and comparing contractor bids, and assisting in the preparation of tender reports.
Contract Administration:
- Assist with the preparation and administration of contract documents.
- Support the management of variations (change orders), assessing their cost implications and maintaining accurate records.
- Help with the assessment of claims and dispute resolution processes.
Valuations & Payments:
- Assist in conducting site valuations and preparing interim payment applications for contractors and suppliers.
- Support the preparation of final accounts upon project completion.
Cost Control & Reporting:
- Maintain accurate cost records, track project expenditure against budget, and assist in identifying potential cost overruns.
- Support the preparation of regular cost reports, cash flow forecasts, and financial summaries for internal stakeholders.
- Data Management & Documentation: Ensure all cost-related documentation, correspondence, and project data are meticulously organized, updated, and filed.
- Site Visits & Inspections: Conduct periodic site visits to monitor progress, verify works completed, and gather necessary information for valuations and cost control.
- Collaboration & Communication: Liaise effectively with project managers, site teams, contractors, suppliers, and other consultants to ensure smooth project delivery.
- Research & Analysis: Conduct market research on material costs, labor rates, and construction methods to support accurate cost planning.
- Perform other realted tasks given by the supervisor
Skills & Qualifications:
- Education: Bachelor’s degree in construction management or a closely related field.
- Experience: 2-3 years of relevant experience in a Quantity Surveying or Cost Management role, preferably within a real estate development firm, main contractor, or consultancy.
- Georgian and English Languages are must, at least B2. Russian language will be a plus
- Advanced proficiency in Microsoft Office, particularly Excel (for cost analysis, reporting, and data management)
- Ability to read and accurately interpret architectural, structural, and MEP drawings and specifications.
- Foundational understanding of construction contracts.
- Analytical Skills: Strong numerical and analytical abilities with a keen eye for detail and accuracy.
- Communication: Excellent written and verbal communication skills, Calm and constructive response to change and feedback
- Organizational Skills: Highly organized, proactive, and capable of managing multiple tasks and Ability to manage deadlines and project risks effectively
- Problem-Solving: A logical and methodical approach to problem-solving, with a Results-oriented mindset
